Phase I Property Investigations

Phase I investigations are a review of historical land uses on or adjacent to a property of interest, with a focus on activities or situations which could result in residual environmental contamination.  Lending institutions and other parties participating in property transactions often require this type of investigation in order to identify potential liabilities associated with a property.  The standard survey includes a compilation of information available in local, state, and federal environmental databases, as well as conducting a site survey.  With this information in hand, all parties can enter a property transaction with a pre-knowledge of potential problems or limitations of a property.  The parties can than work together to establish conditions, prices, or other agreements in good faith.

 

Phase II Property Investigations

Phase Ii investigations consist of sampling of air, water, soil, or building materials to provide further evidence of the presence or absence of environmental contamination.  Sampling requirements vary depending on the results of the Phase I investigation, but may include assessments of radon gases, lead and copper in drinking water, presence of asbestos tile, insulation, or ceiling materials, and evaluation of diesel or gasoline organic chemicals from heating oil or fuel spills.  Because of the wide variety of potential types of contamination a Phase II investigation is usually developed jointly with the participating parties in order to limit costs while adequately assessing the situation.  Many types of contamination identified in a Phase II investigation can be relatively easily remediated or corrected.  Upon request A.W.  Research Laboratories can help develop recommendations and plans to assist the responsible parties.
